Three things say the roof needs replacing. There are more than three, but we'll pick three. Let's go with the first one, which is missing shingles. That's a good sign that you'll need a new roof.
The wind will pick up, and the shingles will fly away. You'll see them in your yard. When that happens, the wind exposes the nails underneath the shingles to the elements. Those nails go into the wood, so when it rains, the rain will find the nails and go right into the wood and start to cause some severe damage. If you see missing shingles, you have to give us a call.
Number two is granule loss. Granules are the sandy rock pieces that are on your shingle, and they are there to protect the asphalt. It's like sunglasses. The asphalt shingles will get hit by the UV light of the sun every day, and those little rock particles are there to deflect that light back. They are there to give the roof a good color so that it looks good and gives a nice pattern to the roof.
Little by little, the roof loses those granules daily. That's okay. As that happens, the roof gradually wears out 20 or 30 years down the road. One day, you might see a pile of what looks like sand in your gutter or maybe even come down the downspout into your yard. That's not a good sign. The shingle is now bald, and it's time to replace it.
Number three, let's go with bumps in the roof. So, a little bump in the roof. You're in your yard, and you look up and see a little bump on the roof. There is a little goosebump on the roof. That's going to be the underlayment under the roof getting wet. There's a leak somewhere in the roof absorbing moisture. Just like regular paper getting wet, it gets crinkly. That's what we have going on underneath the roof. That's a huge sign that the roof needs replacement.
Now, all three of these things don't necessarily mean repairs. It means replacement. It's like car tires. If you buy a pair of car tires, they say the life of the tires is 40,000 miles. At 38,000 miles, you're close to replacing those tires. That's what's happening to the roof. When we see these signs, we're at the end of the roof's life. It's time for replacement, not repair.
